£3 million dental practice development launches in Bromsgrove, aided by John Truslove
A state-of-the-art high end private dental practice offering a full range of dental treatments is launching in Bromsgrove, after commercial property agents John Truslove helped the business to secure “ideal” premises.
Bromsgrove Dental Specialists have bought the three-storey Bellway House, in Worcester Road, in a £640,000 deal that is part of a major investment programme expected to total £3 million over the next few years.
Ian Parker, joint managing director at John Truslove, worked with Dr Gurwinder Dhesi to help him secure a deal for the 4,860 sq ft town centre office building.
Dr Dhesi said: “I had contacted Ian about another set of premises but that fell through. He said he would keep his eye out for something else for us and a few weeks later suggested Bellway House.
“I thought it might be too big, but when I looked around, I realised it was ideal. It would give us enough room to expand over the next few years as the practice grew. The rest is history.”
Dr Dhesi, a dentist for 13 years, is a prosthodontist specialising in reconstructive dental work.
“I find the work really rewarding, because of the huge difference it can make to our patient’s quality of life and confidence.
“Our new practice will offer fully private general dentistry but will also provide all possible treatments at a specialist level across the 10 surgeries over two floors. The top floor will be dedicated to an on-site dental laboratory and teaching facilities.
“Initially we will use the ground floor, which has involved around £1.5 million of investment. We are installing the latest, cutting – edge equipment – for instance a normal dentist’s chair costs £10,000-£15,000 but we are investing in specialist chairs costing £35,000 each.
“We will have a CT scanner, a Microscope, digital scanner and a face scanner, all of which will allow the clinic to provide the highest quality of care.
“We will have a teaching facility, and an on-site lab to make our own teeth. It will be a completely self-contained operation. We hope to start the appointments process in April, opening our doors in May.
“Over the next two to three years we will then invest £1.5m-£2m on the next phase, creating a series of surgeries across the first floor.
“I don’t think there will be anything on this scale anywhere else around Birmingham.
“My wife is a medical doctor , GP, and we intend to provide space for her to offer some medical services in addition to the dental practice.”
Ian Parker said: “I am delighted we were able to help Dr Dhesi find the right premises for this exciting project, which will see the transformation of this office property and create a unique service offer for the people of this the region.
This is a case of understanding his vision for his new dental practice and using our knowledge of the local commercial property market to find the premises that would fit the bill – something we have long experience of.”
Solicitors from Carter Bond acted for Dr Dhesi in the acquisition of Bellway House.
